Planning Permission and Listed Building Consent have been obtained for the refurbishment of a Grade II listed property including a full width contemporary rear extension & roof extension on Castelnau, Barnes
Richmond Council have awarded both planning and listed building consents for the proposed alterations which include a contemporary glazed rear extension and the creation of a new dramatic double-height space linking the ground and newly extended lower ground floor. The approval comes on the back of a collaborative pre-application process.
Alex Tart Architects were approached to undertake the project owing to our experience, not just in design sympathetic to heritage assets, but specifically on Castelnau where this project marks the 3rd property on the road that we have obtained Listed Building approval for. We have established precedents for development of the Grade II listed homes on Castelnau, and are able to put forward proposals, confident in their positive reception by the conservation department.
Internally the existing property had been altered in a piecemeal manner over the years. The proposals aim to rationalise the various alterations. This includes raising the roof height of the coach house to allow the floor levels of the coach house to be raised to match the main house, resolving the current disconnect between the two. The proposed lower ground floor extension is staggered to create two distinct but connected living and dining spaces overlooking the garden. Reconfiguration of the layout will result in much-improved circulation and the creation of a utility room with a concealed wine cellar accessed by a spiral stair.
